The order of compulsory sale or compulsory administration by the compulsory enforcement court has the effect of seizing the property in favour of the creditor (sections 20 (1), 146 (1) ZVG). The seizure has the effect of a prohibition of sale (section 23 (1) ZVG). The entry of a compulsory sale or compulsory administration notice in the land register excludes the acquisition in good faith by third parties through the disposal of the debtor despite the seizure. The entry of the forced sale/forced administration note is made at the request of the execution court (sections 19 (1), 146 (1) ZVG).
