Instead of a compulsory auction, the object of which is the realisation of a real property, a compulsory administrator may be appointed upon application by the competent district court to collect and transfer the proceeds of a real property. Receivership is expedient if the executing court regularly collects secure proceeds (rents) and the executing creditor wishes to secure these proceeds. Furthermore, forced administration may be necessary to ensure the preservation of the pledged property and to enable access by the execution creditor and potential interested parties (for details on the forced administration procedure see sections 146 et seq. ZVG).
